For Release Documents

  1. Review documents provided to us to determine existing chain of title.
  2. Research county records to determine what documents are filed for record.
  3. Determine what assignment(s) are necessary to complete a chain of title.
  4. Prepare recordable and valid assignments of lien. (if necessary)
  5. Prepare recordable and valid release of lien.
  6. Transmit assignments and/or release for execution or add our principals to your corporation resolution and we’ll sign and notarize.
  7. Receive executed release.
  8. Transmit original release to recording authority for filing.
  9. Track recording of release.
  10. Return original recorded releases to current lender (you), his designee, or custodian.
  11. Provide images of documents in your choice of naming convention and frequent status reports.  Our typical flat fee per release is $16.75 plus costs.  Costs are postage, Erecording convenience fee, recording fees, and out of pocket research costs.
  • Our title curative fees vary depending services provided.  For title review and actual non-litigated curative we charge a fee of $25.00 per hour.

  11. Hello/Goodbye Letters – $3.50 plus costs and you provide company letterhead for letter and envelopes.

2nd Position Loan Assignments Search

2nd Position Mortgage and Assignment search with check on Foreclosure for 1st position Mortgage (Nationwide BULK rate fee - $55.00 order by phone or e-mail only – 307–203–7588):  This product is used to determine if the 2nd position mortgage is a secured or unsecured loan.

    Product includes:
  1. Search of 2nd position mortgage and related assignments (we provide pert pages of mortgage and all assignments)
  2. Search for 1st position mortgage for:
    • a.  Was 1st position mortgage foreclosed?  If yes, we include a copy of the trustee's (or foreclosure) deed.
    • b.  Is the 1st position mortgage in active foreclosure based on public records?  If yes, we abstract the Lis Pendens or Foreclosure related information.
  3. Search for change of ownership which makes the loan unsecured:
    • a.  Tax Sale Deed.
    • b.  Municipal Sale Deed.
    • c.  Court Order Transfer. (Quite Title, Bankruptcy Court, etc...)
    • d.  US Government Deed.

For Assignments

  1. Review documents provided to us to determine existing chain of title.

For Warranty Deed and/or Quit Claim Deeds

  1. Contact the county and verify what additional forms, transfer taxes, etc. are necessary.
  2. Prepare tax forms and send to client for execution, if necessary.
  3. Obtain written fee approval from client to advance transfer taxes, if necessary, or if amount is excessive, ask client to issue the check.
  4. Record as quickly as possible.
  5. Provide image of recorded deed to client immediately upon receipt.
  6. Return original recorded deed to client.
  • Our typical flat fee per deed is $17.00 plus costs.  There is an addition fee of $7.00 per extra form required by the county entity in order to record the deed.  Costs are postage, Erecording convenience fee, recording fees, and out of pocket research costs.
